A buyer usually takes "possession” of a home at closing, when he or she gets the keys and assumes control of the house. In other cases, possession is given either before or after closing. For instance, the seller may allow the buyer to take possession prior to the closing because his or her lease on an apartment is up. Displaying such willingness to be flexible can work to the seller’s advantage and spell the success of the transaction. In fact, sellers should adopt a willingness "to go the extra mile” when negotiating the finer points of a real estate deal. This ability to work with a buyer is often the quality that sets them apart in a competitive market.
