                Neighborhoods with homes of different styles, sizes, and ages resist an analysis of "comparables” as a means of setting a home’s asking price. If so, it may help to consider square footage as another tool to help you price your home. Add up the total square footage of recently sold homes in the neighborhood, and divide by the number of dwellings to get each home’s average square footage. Add all the houses’ selling prices, and divide by the number of homes to get the average sold price. Divide the average sold price by the average square foot to get the average price per square foot. Multiply the average price per square foot by your home’s square footage.
