                Sellers should note that the prevailing market conditions have led buyers to expect to find well-valued homes in good condition. For the most part, the tight credit market has imposed clear limits, which has buyers focused on exactly how much they can (and want) to spend. In return, they want homes that are essentially in move-in condition. With this in mind, sellers are strongly urged to remove any potential impediment(s) to a sale. If carpets need to be replaced or walls need painting, sellers should take it upon themselves to do so prior to placing their homes on the market. If buyers agree to a price, it is generally with the expectation of not having to spend more  later.
